Initial Consultation
During this initial onsite meeting, we will discuss your vision for your space, the how and why of your project requirements and any important details that are relevant to the job.
From this meeting, you can get to know us and how we work, our experience and processes as well as a general idea of the overall budget and timeframe.

Consultation Follow Up
We will provide you with our plan of when and how your project could be carried out. As well, we will provide you with a rough estimate of the cost for the work. At this point, we will have reviewed in enough detail that we can determine if the project will go forward, and if we are a good fit to work together.

Pre-construction Agreement and Deposit
Once you have agreed that you would like to engage our services to plan your renovation, the detailed planning begins. We will sign a pre-construction agreement that will allow us to move forward and spend our time developing a detailed design plan and scope of work. Design drawings, permits, as well as structural detailing may be required for the work as well. These details will be provided to any of our subtrades that will need to be involved, and allow them to provide accurate pricing so the detailed budget can be developed.
We will work with you in depth to discuss your design details such as desired materials, finishes etc so there are no surprises during the construction phase. This also allows us to formally enter your project into our schedule so we are ready to go when you are.

Project Commencement
Once we have had the opportunity to finalize as many design details as possible, we can discuss the detailed budget, scope and schedule. At this point, once you are confident and comfortable with your design selections and the overall budget, we will sign the contract. You can feel confident in the numbers and timelines within the contract. At this point we will also begin the contract with a deposit of 10% of the contract value. This allows us to make the material and supply purchases for your project, as well as apply for any permits, utility locates etc that are required prior to construction.

Construction Commencement
This is where the fun begins! Trades are scheduled, materials and supplies are available and the actual work begins! At commencement of the work we will again review the schedule and details of the contract with you, and will require a progress payment of 40% of the contract value. You will start to see demo and/or construction onsite, and we will be in constant contact with you about the status of the onsite work and any anticipated changes to scope, schedule or budget as the work progresses. At this point, any design changes will be considered change orders.

06/
Substantial Completion
Once the work is 90% complete, we will walk through the work onsite and review any outstanding deficiencies, which will be noted. At this point, the additional 40% payment will be due. We will be in contact regarding the status of outstanding deficiencies to ensure they are completed in timely fashion.

07/
Completion
Once the deficiencies are completely finished, we will do a final walkthrough of the space. We may wish to arrange for some staging and professional photos to be taken for our portfolio with your permission. As well, if this is something you would like for yourself please let us know. Once all deficiencies are complete, the final 10% of the contract will be due and you can happily enjoy your newly updated home!
